This design was ultimately approved by landmarks, but the approval came too late to be included in the project.
Instead the original gates were removed, the existing granite was repaired and restored, and then new gates were installed to match the appearance of the previously existing facade. I ended up using the first floor space inside as a workshop, so the gates actually came in handy.

How much are the property taxes?
The 2018 NYC property taxes were $78,564 based on an estimated market value of $15,196,000.

How much taller can the building be built up?
Since the building is in the Seaport Historic District, the maximum height is currently limited by the sight lines from Pearl Street across the parking lot rather than the FAR. It is likely that only one additional story could be added on the back half of the building now.
If something happens on the parking lot across the street, then it is likely that these sight lines would be broken and the maximum height would be higher.
The zoning also seems to specifically permit a Transfer of Development Rights to an adjacent lot.
How many square feet is ?
The 13,000 square foot number I used for the entire building comes from the Department of Finance’s database.
I am hesitant to offer any other numbers because there are so many ways to calculate square footage in this city, and I don’t want to give out wrong numbers.
So instead, I offer a complete set of Autocad drawing files for the building here. You or your architect can use the Autocad area measurement tool to accurately calculate any area you want, following whatever rules you like.
CAN I SELL LIQUOR HERE?
Almost certainly not due to the 200 foot rule. There is a school immediately next door and they plan on staying there for a very, very long time.
Why are you selling?
I only have one kid left at home, so we reluctantly decided to move uptown when she started high school on the Upper West Side (go LaGuardia!).
